    I have to check a commercial lease., so what standard questions should
    I ask of ChatBot, like "double negatives" etc? Do lawyers use AI in
    scanning documents?

    Some lawyers use AI for things. And some lawyers have got themselves
    into difficulties as a result of using AI.

    As regards the terms of the lease, and assuming that you would be the
    lessee, things that come to mind are:

    Can the lessor unilaterally change the terms after the lease is signed?

    If the lease is for a fixed term, what are the grounds for early
    termination, and who gets to decide whether the grounds have been met?

    Are there restrictions on the use of the property, including as to the
    type of business, type of work, and hours of use?

    Does the lessee get quiet possession, and how often, and with what
    notice, can the lessor gain access to the property during the lease for
    things like inspections?

    What are the provisions, if any, relating to rental increases?

    Does the lessor get to see your books, or at least, know your profit?
    This is almost normal in shop leases in shopping centers.

    That said, you should really get professional legal advice since the law provides little protection should you agree to something you shouldn't have.
