    -a No HOA's out here in the Ozark woods ... in fact the only permit required out here where we live is for septic systems , and only if your property is less than 10 acres .

    An HOA differs from a COA. HOA takes care of roads and shared spaces
    but not individual residents while COA will cover part of the residence
    like the roof.

    Our small development covered by an original maintenance association
    only covers snow removal which might be a couple of hundred a year
    depending on snow. We got our road deeded over to the state and they
    cover part of snow removal.

    Found out yesterday that a son in a nearby development pays $100/month
    to HOA which covers things like snow and actual road repair.

    The county takes care of maintaining the dirt/gravel road , and will eventually get around to plowing the snow . Since virtually everyone
    down here in The Holler has a tractor - or two - we usually get it
    cleared long before they arrive . The only "disagreements" we have is
    whether a straight blade , box blade , or a landscaping rake works best
    . I prefer the straight front blade on my little JD 318 unless there's
    more than 6" . More than that and I break out the Yanmar 1500D with the
    drag blade - it's 4 wheel drive .
