How Long Do Tile Roofs Last in Florida? 2023 FAQs | Classic ...Tile
roofs typically last between 50 and 100 years, making them one of the
most durable roofing materials available. Clay and concrete tiles often
last over 50 years, while specialized slate tiles can last over 100
years. While the tiles themselves are incredibly long-lasting, the
underlayment usually needs replacement every 20 to 30 years.

John posted here a few years ago he paid $120,000 to have the roof *repaired* not the whole thing replaced, just a portion got new tiles. He could have
had the whole roof replaced with a metal roof mimicking clay tiles in the $20,000 range.

Metal wouldn't ply quite as nicely with brick craftsman as tile does,
but in every way it is a great product and on-site cut and fitted for
    accuracy.

    120K $for a partial roof is mental!

Metal Tile roof looks like tile - not crappy "barn roof" metal
roofing or "standing Seam" sheet metal roof.
