    about Can$700k. Supply a source that shows your condo worth that. Price
    is not the only value. My 700 sq ft basement is larger than your condo.
    My 2 car garage is about the same size as your condo. We have front and
    back gardens too.

    current listings for comparable properties in your neighborhood. Lots of studio condos for sale in the CAN $350-$550k range.

    property value estimate algorithm becomes less & less useful the longer
    & longer it has been since a property's been listed for sale, due to
    lack of contemporary data on what the property has.

    For example, checking my own property, Zillow has major data voids:

    - *no data* for how many bedrooms;
    - *no data* for how many bathrooms;

    - listed square footage is understated. Appears to be the original,
    which doesn't include subsequent construction(s) where it increased;

    - claimed lot size doesn't appear to match the tax map.

    ...yet nevertheless tries to claim a 'market' price.

    Did you even read the posts? I'm showing actual listings too. Zillow and Redfin both state that values are estimated based on comparable sales
    and known property characteristics.

    On the Zillow map site for a not-for-sale home in my neighborhood:

    "This is the Zestimate-<, Zillow's estimated market value for a home.
    ItrCOs computed using a proprietary formula, as well as public and user-submitted data. Updating your home facts can help make your
    Zestimate more accurate. A Zestimate is not an official appraisal, but
    is a starting point in determining a home's value."

    The estimated values in our area do reflect recent sales. Unless you
    update your home data Zillow has no way of knowing current numbers.

    In Alan's case there is little room for meaningful improvements of his
    condo.

    A known shortcoming of sites like Zillow & RedFin are that their
    property value estimate algorithm becomes less & less useful the
    longer & longer it has been since a property's been listed for sale,
    due to lack of contemporary data on what the property has.

    For example, checking my own property, Zillow has major data voids:

    - *no data* for how many bedrooms;
    - *no data* for how many bathrooms;

    - listed square footage is understated.-a Appears to be the original,
    which doesn't include subsequent construction(s) where it increased;

    - claimed lot size doesn't appear to match the tax map.

    ...yet nevertheless tries to claim a 'market' price.

    Zillow and Redfin both state that values are estimated based on
    comparable sales and known property characteristics.

    They can "state" whatever they want to, but I've already pointed out
    that their estimates can rely on known crappy input data.


    On the Zillow map site for a not-for-sale home in my neighborhood:

    "This is the Zestimate-<, Zillow's estimated market value for a home.
    ItrCOs computed using a proprietary formula, as well as public and user- submitted data. Updating your home facts can help make your Zestimate
    more accurate. A Zestimate is not an official appraisal, but is a
    starting point in determining a home's value."

    The estimated values in our area do reflect recent sales. Unless you
    update your home data Zillow has no way of knowing current numbers.

    Precisely: unless the owner updates their website for them (for free!)
    they really have no way of knowing the real condition & real numbers.


    In Alan's case there is little room for meaningful improvements of his condo.

    Oh, so you've never heard of Kitchen or Bathroom renovations?

    Likewise, how old is the hot water heater? HVAC? Roof? Don't think
    that such items' age contributes at all to any property's value?
