    2600 sq ft, 4 bedroom, 2.5 bath, single family house at in Alan's neighborhood shows a Redfin value of $C3,000,000 or about $US2,100,000. Fixer-uppers in different neighborhoods can be found for less.

    If Vancouver incomes were higher than Carmel that would help at least
    make higher home values affordable. Median Vancouver household income is about $C82,000 or $US57,400.

    So, if NJ is so great and Indiana so unhappy people should be flocking
    to NJ and leaving Indiana, right? Population growth should be in general highest where people are the happiest, right?

    Happiness could be a motivation for migration, but it can't be the sole
    factor for making a move. Other factors include things like economics
    (job availability), finances (get a job), social network (desire to be
    suitably proximate to family), climate and/or geographical preferences, personal interests, pastimes, etc: its a long list.

    No need, since you've chosen invalid initializing conditions by not
    being multivariate: that failure makes conclusions reached invalid too.

    Precisely: factors like better jobs, proximity to family and other
    benefits is why the average residents are more happy, despite the usual

    for lower costs of living, warmer winter weather, etc.
